WHO WE ARE

We find the clients. You do what you do best.

The Employment Agency brings self-employed tradespeople and subcontractors together with construction firms looking for capacity.

We find the work

We maintain the contacts with contractors, construction firms and developers. You do not have to chase jobs yourself.

We put the agreements in writing

Scope, price, schedule and payment terms are on paper before you start. No loose promises over the phone.

We stay reachable

If something goes wrong with the client, we mediate. You are not on your own.

You stay your own boss

You work in your own name, with your own tools and your own organisation. We give no instructions and we are not your employer.

WHAT IT COSTS YOU

Nothing.

Our fee comes from the client and sits on top of your price. Nothing is deducted from you.

HOW IT OFTEN GOES

An intermediary chips away at your rate
You do not know what the client actually pays
Agreements on extra work stay verbal
Your invoice sits unpaid without explanation

WITH US

You set your own price
Our fee is invoiced separately to the client
Scope, price and payment terms on paper in advance
We check your invoice before you send it

Registering is free and stays free. We never charge the tradesman anything.

WHO THIS IS FOR

Alone, with a crew, or with your own firm.

We work with all three — across Belgium, across every construction phase.

SELF-EMPLOYED, NO STAFF

01

You work alone and fill gaps in clients’ crews.
You choose which jobs you take.

CONTRACTOR WITH STAFF

02

You take on a defined scope of work and carry it out with your own people, under your own management.

CONTRACTING FIRM WITH CREW

03

You carry out complete work packages with your own foreman on site. Including if you operate from abroad.

From groundwork and structural work to services, finishing, external works and handover. Every trade, every phase.

HOW IT WORKS

From registration to assignment.

Five steps. You always know where you stand.

01

Register

You send us your profile, trade and availability. Costs you nothing and commits you to nothing.

02

Introduction

We call or visit. What do you do, what are you looking for and are we a fit?

03

File in order

We check status, insurance and certificates. If something is missing, we tell you what.

04

The match

When a suitable job comes along, we put you in touch. You decide whether to take it.

05

Trial days and start

One or two paid days so both sides know what to expect. The agreement follows after that.

No suitable job right now? You simply stay in our records. We get in touch as soon as something comes up.

WHAT WE ASK

Your paperwork in order, your work as agreed.

We propose no one whose file is incomplete. That protects you just as much as the client.

Self-employed status

Registered as self-employed, full-time or alongside other work, with a valid company number.

Insurance

Public liability and, where applicable, occupational accident cover for your staff.

Certificates

VCA or trade certificates where the work requires them. For posted work also A1 and Limosa.

References

Previous clients who can speak about your work.

Your own equipment

Tools and transport, as self-employed work requires.

An agreement is an agreement

If you cannot make it, you let us know. That sounds obvious. It is not.

Something missing? Just say so. It can often be sorted, and we will point you in the right direction.

YOUR POSITION

You stay self-employed. That is not a detail.

Each party has its own role. That keeps the collaboration clean — for you and for the client.

YOU

Carry out the work

You work in your own name and for your own account, with your own equipment. If you have staff, you manage your own crew.

THE CLIENT

Defines the assignment

He says what needs doing, where and by when, within what was agreed. He is not your employer.

TEA

Mediates and verifies

We bring parties together, check files and mediate in disputes. We give no instructions on site.

We record this division of roles per assignment in an agreement signed by all three parties.

PAYMENT

Knowing how you get paid.

Most problems between tradesman and client are about money — and rarely about bad will.

WHERE IT GOES WRONG

In Belgium payment is based on approved completed work
Invoice days worked and your invoice will sit unpaid
Payment terms of 30 to 60 days are standard here
Extra work without written confirmation often goes unpaid

WHAT WE DO

We agree in advance when and on what basis you invoice
We explain how progress statements work here
You know the payment term before you start
We check your invoice and annexes before you send them

You draw up and send your own invoice. We look it over so it does not sit unpaid.

WORKING IN BELGIUM

Coming from outside Belgium?

Then a few things need arranging in advance. We tell you which, and check that they are in order.

A1 certificate

Proof that you remain socially insured in your own country. To be requested before the first working day.

Limosa declaration

Declaration of your activities in Belgium. Without it you may not start.

Pay and working conditions

Belgian minimum conditions apply to the work you do here.

Checkinatwork

On many sites attendance registration is mandatory. Your client will explain how.

Indicative overview, not legal advice. What applies in your case we review together per assignment.

WHY WORK WITH US

What you get from us.

We make our living from good tradespeople. It is in our own interest that you stay satisfied.

No need to chase work

We maintain the contacts with clients. You put your time into your trade.

One point of contact

If something comes up, you call us. We speak to both sides before it escalates.

A fair price

We do not push your rate down. Our fee comes from the client, on top of your price.

Clear agreements

Scope, price, schedule and payment terms on paper before you start.

We know the sector

Third-generation builders. We know how a site works and what a tradesman needs.

Repeat work

If a collaboration goes well, we come back to you for the next assignments.

A tradesman who is paid fairly and knows where he stands, stays. That is what it comes down to.

FREQUENTLY ASKED QUESTIONS

What tradespeople usually ask us.

Does it cost me anything?

No. Registering is free and we never charge you. Our fee comes from the client and sits on top of your price.

Do I have to accept every job?

No. You decide what you take and at what price. If you say no, you simply stay in our records.

Does this make me an employee?

No. You work as a self-employed contractor in your own name. We are not an employer, and neither is the client.

Can I keep my own clients?

Of course. We ask for no exclusivity. What you do alongside our assignments is your business.

What if the client does not pay?

We address both sides and mediate. The agreements are on paper, which makes that conversation a lot shorter.

How quickly will I have work?

That depends on your trade and on what comes in. We do not promise a timeline we do not control — but you will hear where you stand.
